The combination of small size, looping positions, and LoS opportunities make this a clear winner.
There's two strategies to this gameplay - either be a one hunt wonder, knowing that there's a high number of ghosts that aren't easily identifiable or up your level of confidence by doing multiple hunts.
Here's the thing, it could be argued that the number of games played within a timeframe results in more XP. When I started out, I intentionally chose to do one hunt because I was more focused on learning the obvious visual and speed indicators (and not screaming every time a ghost hunted) then I was on the amount of XP. Now, if it's not obvious, I'll stick around for multiple hunts, complete the objectives, and take some photos for extra XP and $$.
I personally enjoy this kind of gameplay more because you see the behavioral side of the ghosts, not just the hunt.
You may want to limit the amount of items that you bring, especially when you first start out or you may find yourself short on cash.
Lightsource
Since the Ascension update, you can no longer easily navigate the darkness which means a light source is necessary. You could opt-out since the breaker starts on but it will make it more challenging to get into position and you run the risk of the ghost shutting it off.
Any tier of flashlight will work, tier 3 headset is the only viable alternative, unless you want to old school with firelight for some reason.
Smudge Sticks + Lighter (sorry, Incense and Igniter)
The obvious heroes in the party. SO, I have used all tiers of incense and actually prefer tier 1 because it doesn't interfere with the pace. Being able to look at the ghost as long as possible also puts pressure to time your incense at the last moment. Any tier igniter will do.
Camera
If you opt-out of a light source (either Flashlight or Tier 3 headset), tier 2 or 3 camera is the best alternative to maybe land a bone picture.

Salt
Used for bonus $$ if you have your camera. I would not use this to identify the location. Tier 2 is the best salt and I would avoid tier 3.
Excluder - Wraith cannot walk through salt, even during a hunt
Video camera and tripod
Mimics will still show orbs on zero evidence. I would only bring the tripod if you wanted to get in and get out to look for orbs in the van.
Crucifixes
I usually only use crucifixes for objective completion or if I decide to stick around for 3+ hunts because it's a behavioral ghost and I'm willing to spend the time.
Potential - the range is increased for Demons, meaning you could use this in the ghost room to allow enough area for another ghost to hunt. If a hunt is triggered within the room, it is unlikely a Demon.
Motion Sensor
I usually bring multiple motion sensors.
Potential - set up a motion sensor in the ghost room and wait for it to trigger. Immediately go into another room and set another motion sensor. If it triggers, it could be a Banshee or a Wraith.
You can also place a motion sensor next to salt - if the motion sensor triggers and the salt has not been stepped in - definitely a Wraith.
Parabolic
Same as crucifixes, this can be beneficial for objective completion. Mylings are more likely to whisper into a parabolic and you may be able to pick up a Banshee scream.
The moment you step into the house, the timer starts so make sure that you have stamina prior to entering. Turn on the lamp to the right when you first enter, do a small sprint to the second light in the living room, then another small sprint into the living room with your back to the window. This will give you a good LoS to determine where the ghost is located.
There is a possibility that you will not make it to the living room light based on the ghost, which is why I prefer a flashlight. Listen whether it's coming from the front hallway or elsewhere.
Alternatively, you can set up in the kitchen by the sink. Just be sure to turn on the lights!
Listen for activity while you are waiting. When the ghost hunts, you can either choose to loop or hide.
After smudge, you will have enough time to go out to the van at least once, if not twice. I will immediately drop my items and based on my learnings will jump in action. Think it's a poltergeist but not confident? Make a poltergeist test and grab a smudge. Maybe a Wraith? Grab a motion sensor and salt. Just want more $$? Focus on objective completion. Oh no, you only got to the van once and immediately got hunted? Probably a demon. Second hunt was entirely different then the first? Probably a mimic.
This to me is actually the best thing about this gameplay and Phasmophobia. It requires fast-paced, critical thinking and every game is different. You have to understand the foundations and take it step by step.
